Booking Terms
- Bookings made less than 1 month prior to arrival must be paid in full at the time of confirmation. All payments are non-refundable and non-transferable.
- Bookings made more than 1 month prior to arrival require a 50% deposit to confirm.
- A booking is not considered confirmed until the deposit has been received and a written confirmation email is issued.
- The balance payment is due 1 month before arrival.
- Rates are subject to change without prior notice until a booking is confirmed.
- For events, group bookings, or full property rentals, special conditions may apply — please confirm with management.
- Check-in time: 3:00 PM | Check-out time: 11:00 AM
- Photo shoots, live entertainment, amplified music, pets, and drone usage are not allowed unless pre-approved by management.
Cancellations & Refunds
- All cancellations must be made in writing (via email).
- All payments are non-refundable and non-transferable.
- For cancellations 1 month or more before the arrival date, bookings may be rescheduled to a later date, subject to availability and applicable rates.
- For cancellations less than 1 month before arrival, or no-shows, all payments will be forfeited.
Payment
- Payments can be made via bank transfer, credit card, or PayPal.
- Payments via PayPal or credit card are subject to a 5% processing fee, payable by the guest.
- For retreats or special events, different payment schedules may apply (for example: 10% deposit on booking, 40% mid-term payment, 50% final payment).
Guest Conduct & House Rules
- The maximum number of guests per villa must not exceed the stated capacity.
- Parties, amplified music, and events are not permitted without prior written consent.
- Smoking is allowed only in designated outdoor areas.
- Pets are not allowed unless approved in advance.
- Guests are responsible for maintaining the condition of all wooden furniture, flooring, and décor — any damage will be charged at cost.
Liability & Insurance
- Guests are responsible for any damage or loss caused to the property during their stay.
- The property is not responsible for loss or damage to guests’ personal belongings.
- Guests are strongly advised to have travel and health insurance covering accidents, cancellations, and personal belongings.
- The property will not be held liable for cancellations or changes due to force majeure (e.g., natural disasters, pandemics, government restrictions).
Additional Terms
- Rates may be subject to service charge and government tax (e.g., +21%).
- Airport transfers and additional services are available upon request and may incur extra fees.
- Guests participating in retreats or special events must stay on property unless otherwise agreed.
- These Terms & Conditions are governed by the laws of the Republic of Indonesia.
