Booking Terms
- Bookings made less than one month prior to arrival must be paid in full at the time of confirmation. All payments are non-refundable and non-transferable.
- Bookings made more than one month prior to arrival require a 50% deposit to confirm. The balance is due one month before arrival.
- A booking is not considered confirmed until the deposit has been received and a written confirmation email has been issued.
- Rates are subject to change without prior notice until a booking is confirmed.
- For events, group bookings, or full property rentals, special conditions may apply — please confirm with management.
- Check-in: 3:00pm · Check-out: 11:00am
- Photo shoots, live entertainment, amplified music, pets, and drone usage are not permitted without prior written approval from management.
Cancellations & Refunds
- All cancellations must be submitted in writing via email.
- All payments are non-refundable and non-transferable.
- For cancellations made one month or more before the arrival date, bookings may be rescheduled to a later date, subject to availability and applicable rates.
- For cancellations made less than one month before arrival, or in the case of a no-show, all payments will be forfeited.
Payment
- Payments are accepted via bank transfer, credit card, or PayPal.
- Credit card and PayPal payments are subject to a 5% processing fee, payable by the guest.
- For retreats and special events, different payment schedules may apply — for example: 10% deposit on booking, 40% mid-term payment, 50% final payment. Details will be confirmed at the time of booking.
Guest Conduct & House Rules
- The number of guests per villa must not exceed the stated capacity.
- Parties, amplified music, and events are not permitted without prior written consent.
- Smoking is permitted in designated outdoor areas only.
- Pets are not permitted unless approved in advance.
- Guests are responsible for the condition of all wooden furniture, flooring, and décor during their stay. Any damage will be charged at cost.
Liability & Insurance
- Guests are responsible for any damage or loss caused to the property during their stay.
- The property accepts no responsibility for loss or damage to guests' personal belongings.
- Guests are strongly advised to hold travel and health insurance covering accidents, cancellations, and personal belongings.
- The property will not be held liable for cancellations or changes resulting from force majeure events, including but not limited to natural disasters, pandemics, and government restrictions.
Additional Terms
- Rates may be subject to service charge and government tax (currently +21% — subject to change).
- Airport transfers and additional services are available on request and may incur additional fees.
- Guests participating in retreats or special events are required to remain on property unless otherwise agreed in writing.
- These Terms & Conditions are governed by the laws of the Republic of Indonesia.
